Wells Moody Campground Condominium Association (WMCCA) is a condominium association formed in May, 1986 in accordance with the Maine Condominium Act. The transition from a daily use campground to an association of individual site owners was unique at the time and required considerable work by the early owners. Today there are 89 "camp sites" that are occupied by owners from all over the world which are visited on a frequent basis from mid April until mid October each year. 

The association has a Board of Directors comprised of owners within the park that oversee the operation of the park under the watchful eye of the on-site Park Manager.  Each site in the park has full hook ups that include; water, electric, telephone and cable TV.  The park operates on an annual budget that includes all aspects of the park operation with the exception of real estate taxes which are billed directly to the unit owners. Budget information is secured for owners.

The park location, at the intersection of Bourne Avenue and Route One, is within easy walking distance of one of the finest beaches along the Maine coast.  The famed Moody Beach extends for 3 miles from Wells to Ogunquit and is ideal for a brisk morning walk or for a longer trip with the family for the day.  It is an easy walk into Ogunquit for lunch or an extended walk along the famed "Marginal Way".  The trolley system has a stop just across the street from the park entrance for access to Wells, Ogunquit or the quaint Perkins Cove.
